EYE NEWSFLASH: Zoopla returns to profit as estate agent valuation leads jump
Zoopla generated 25% more valuation leads for estate agents last year. The increase came as the property portal returned to statutory profit.
The portal said its best-performing product converted 43% of valuation leads into sales listings in 2025.
Zoopla does not disclose how many estate agents pay to list on its website. However, it said its customer base “remained broadly stable” last year.
The figures were published alongside Zoopla Limited’s statutory accounts for the year to 31 December 2025.
Revenue dipped to £83.2m from £84.2m in 2024. The company attributed the decline to the completion of its product rationalisation.
However, Zoopla returned to statutory profitability, reporting a £20.7m profit for the year.
The company recorded an operating margin of 16%. It also continued to invest in its platform.
Focus on potential sellers
Zoopla is increasingly targeting homeowners before they actively search for their next property.
The number tracking their property’s value through the portal rose by 39% during 2025. This took the total to 5.4 million.
Zoopla said the figure has since reached 6.4 million.
The portal uses homeowner activity to identify people who may be preparing to sell. This includes users monitoring property values and local market conditions.
Zoopla is also using the data to support its investment in AI and conversational property search.
Zoopla chief executive Paul Whitehead said: “Our strategy is working, which you can see in what we are delivering for our partners, building on the foundational work of the past 18 months.
“Valuation leads to estate agents grew 25% year-on-year, and our best performing product saw 43% of those leads convert into sales listings. Our strategy is based on intent not just volume.
“New multi-year partnerships with home builders, estate agents and brand partners reflect our customer first approach to focus on delivering a measurable return on investment.”
Whitehead added: “Our performance is built on a direct, trusted relationship with more than six million homeowners who engage with Zoopla long before they enter the search phase.
“They track their property value and demand, follow their local market and plan their next move – giving us insights into who intends to sell and when.”
