1. Definitions

  • “Homeshare” refers to the online platform and associated services provided by Homeshare LTD.
  • “User” refers to any agent, landlord, tenant, or other party utilising the platform.
  • “Agent” refers to individuals or businesses listing properties for rent or sale.
  • “Tenant” refers to individuals searching for and applying for rental properties.
  • “Subscription Plan” refers to the different tiers of paid services available to agents and landlords.
  • “Content” includes all listings, messages, reviews, and any other material submitted by users to Homeshare.

2. Platform Services

For Agents & Landlords

Homeshare provides the following tools and services:

  • A dedicated dashboard to manage property listings.
  • A system to receive and manage tenant inquiries and applications.
  • Optional services such as credit checks, reference verification, and employment background checks.
  • Automated tenancy agreement generation and e-signing capabilities.
  • Secure rental payment processing (where applicable).
  • Marketing tools available for premium subscribers.

For Tenants

Tenants can access the following services:

  • Register, create a profile, and book property viewings.
  • Submit rental applications, including identity verification and references.
  • Use Homeshare’s premium referencing service for additional verification (optional).
  • Sign tenancy agreements and process payments when applicable.

3. User Responsibilities

Agents & Landlords

  • Must accurately describe property listings and ensure compliance with legal rental requirements.
  • Are responsible for responding to tenant inquiries in a timely manner.
  • Must keep their listings updated and remove properties that are no longer available.
  • Must comply with fair housing laws and anti-discrimination regulations.
  • Are responsible for ensuring tenancy agreements generated via Homeshare are legally valid.

Tenants

  • Must provide truthful and accurate information during the application process.
  • Are responsible for keeping their profile up to date.
  • Agree not to misuse the system (e.g., making multiple false bookings).
  • Acknowledge that the final tenancy approval remains at the discretion of the agent or landlord.

4. Subscription Plans & Payments

Agent Subscription Fees

  • Homeshare operates on a freemium model with optional paid upgrades.
  • Paid plans are available on a monthly, quarterly, or annual basis.
  • Discounts may be available for longer-term commitments.
  • Subscriptions automatically renew unless cancelled in advance.
  • No refunds are provided once a billing cycle has started.

Tenant Payments

  • Certain services, such as credit checks and tenancy agreement processing, may incur one-time fees.
  • Homeshare does not hold security deposits—this is managed directly between the tenant and the landlord/agent.
  • Payment disputes must be resolved directly with the agent or landlord.

5. Homeshare’s Liability

  • Homeshare is a technology platform and does not guarantee successful tenancy agreements.
  • We do not conduct in-person property inspections—accuracy is the responsibility of agents and landlords.
  • Homeshare is not liable for disputes between tenants and landlords.
  • We do not provide financial or legal advice—users should seek independent guidance if necessary.

6. Account Termination

Homeshare reserves the right to suspend or terminate any account under the following circumstances:

  • Submission of false or misleading information.
  • Engagement in abusive, discriminatory, or fraudulent behaviour.
  • Non-payment of subscription fees.

Users can cancel their account at any time via the Homeshare dashboard.

7. Data Protection & Privacy

  • Homeshare complies with GDPR and relevant data protection laws.
  • Personal data is used strictly for platform functionality, such as tenant-property matching.
  • Homeshare does not sell user data to third parties.

8. Changes to Terms

Homeshare reserves the right to update these Terms at any time. Users will be notified of significant changes via email or platform notifications.

9. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes arising from the use of the platform will be subject to the jurisdiction of UK courts.
