Property118 Landlord property exits hit record rate Properties are leaving the lettings market at a record rate of 562 a day, although the number of homes available to rent is increasing. TwentyEA, part of the TwentyCi group, says 44,000 properties have left the sector so far in the third quarter, with daily departures at their highest since its records began in 2016. However, available homes to let have increased by 1.3% over the past year, with the firm pointing to increased build to rent supply. The average agreed monthly rent has risen by just £4 to £1,475. Landlords face rising pressures Colin Bradshaw, chief executive of TwentyCi, said: “The fallout from the implementation of the Renters’ Rights Act shows no sign of abating. “Landlords continue to abandon the buy to let market in droves because regulatory and economic pressures mean business is no longer viable.” He added: “What is really interesting is that despite this huge shift, stock availability for renters is actually rising. “The build-to-rent sector is delivering new homes to rent at volume, and other factors are likely playing a part too.” More homes to let The daily rate of properties leaving the sector stood at 495 at this point last year, compared with 167 at the start of the decade. Meanwhile, the number of properties newly available to let has risen by 118,100, or 13.6%, in the year to date compared with the same period in 2025. Lets agreed increased more slowly, up 3.3%, although both measures reached their highest levels in seven years. Homes available at £800 to £1,500 a month increased by 7%, while availability fell in both higher price bands. Regional rent market differences Available stock increased in 10 of the 13 regions, led by Wales with a rise of 15.2%. Yorkshire and Inner London each recorded a 5.3% fall. In Wales, the number of properties newly available to let rose by 26.8%, while lets agreed increased by 12.3%. The North West recorded the largest annual rise in agreed rents, at 5.7%, while the East was the only region to record a fall, down 0.6%.
